RENTAL POLICY AND OCCUPANCY
In order to maintain a family atmosphere at all times, Castaways Resort
Properties rents to families and responsible individuals over the age of 26
ONLY. Castaways Resort Properties and its homeowners do not rent properties
to wedding groups, bachelor or bachelorette parties, prom groups, graduation
or spring break parties, sororities, fraternities, or any other groups whose
rental requests do not conform to all rental policies and guidelines. Any
other use of the property must be disclosed at the time the reservation is
made. A written request may be required and is subject to approval by
Castaways Resort Properties and the homeowner. Reservations are for a
specific number of adults and children. Adults MAY NOT rent
properties on behalf of underage guests. NO EXCEPTIONS! Exceeding the
occupancy limit at ANY TIME during the rental could result in
immediate termination of the rental with total loss of rental monies and
deposits paid.
CHECK-IN
Check-in time is between 4:00 pm and 5:00 pm on the date of arrival. The
person whose name appears on the contract must be present at check-in. A
valid drivers license and the credit card used to book the property must be
presented at check-in. We understand that you are excited to begin your
vacation, but PLEASE DO NOT pressure our staff for an early check-in.
Our housekeeping staff will need sufficient time to make sure your home is
ready for your arrival. If an early check-in is possible we will call you!
LATE CHECK-IN
Arrangements must be made at least 24 hours in advance if you are going to
be arriving after 5:00 pm on your arrival date. A late check in fee of
$30.00 cash will be paid directly to the rental agent when you check in.
Keys will not be left outside at anytime. NO EXCEPTIONS! No check-ins
after 10:00 pm. During summer months (June to mid Aug) our office will be
open until 6:00pm on Mondays and Fridays only to accommodate arriving
guests.
CHECK-OUT
Check-out time is no later than 10:00 am. Unapproved late check-outs will be
charged one additional day. If the office is closed, please leave your keys
in the lock box outside the office. If your home requires extra cleaning
because it is left in poor condition, you may be charged an additional
cleaning fee.
LOST AND FOUND
Please check your property carefully before leaving. Castaways, its
employees and its homeowners will not be responsible for any articles that
are lost, stolen or left behind.
RESERVATIONS
Only one person at one address must make the reservation. If you are part of
a group splitting the cost of the rental, one person must be designated as
the contract holder. A rental reservation will be confirmed upon receipt of
50% of the rental amount if the arrival date is more than 30 days prior to
arrival. If the arrival date is less than 30 days, the entire amount is due
at the time of booking. If paying by check the check must be in our office
within 5 business days from the time the reservation was made. We DO NOT
put any properties on hold.
RENTAL BALANCE
Full Payment is due 30 days prior to your arrival date. Acceptable methods
of payment include:
credit cards
personal checks
cash
cashier checks
traveler checks
money orders
For reservations made less than 30 days of your arrival date payment will be
due in full at the time the reservation is made.
SECURITY/DAMAGE WAIVERS
Large security deposits are no longer required. Castaways Resort Properties
now has a $55.00 non-refundable insurance policy. This policy covers up to
$1500.00 for any accidental loss, damage or theft of personal property from
the rental property as a result of inadvertent act of omission. The only
requirement is that you must report loss or damages immediately. So, sit
back, relax and enjoy the sun and fun.
GARM
Castaways belongs to the Galveston Association of Rental Managers (GARM).
All GARM members require their guests to sign a guest agreement which
outlines the local, subdivision, and property management rules. This form
will be e-mailed to you with your rental contract and any other necessary
documents. All properties are patrolled by off-duty Galveston police
officers. Castaways has a zero tolerance policy for renters ignoring rules
and regulations outlined in this policy or their rental agreement. Excessive
noise, over occupancy, and parking violations are all grounds for eviction
and forfeiture of all monies paid.
STORM POLICY
Castaways Resort Properties does not offer refunds for storms or
evacuations. However, we do offer Travel insurance to ease your worries (see
"Travel insurance" below).
Travel insurance
Don't let sickness or delays ruin your vacation. Castaways Resort Properties
offers optional vacation Travel insurance to
insure your reservation. It covers unforeseen circumstances such as weather,
illness or injury and much more. If you are vacationing on the island
between June and November, remember, it is hurricane season. We highly
recommend you to consider this coverage. Castaways Resort Properties or its
homeowners are not required to rebate or refund monies in the event of
storms or evacuations. Insurance must be purchased at least 30 days prior to
your arrival. If making a reservation within the 30 days,
Travel insurance must be purchased at the time
of booking. Once paid, the insurance premium is non-refundable. To receive
an informational brochure about this very worthwhile program and its
benefits, contact one of our rental agents or if you would like to speak to
a Travel Guard Representative call 1-877-249-5376 and refer to the
product #008573 P1. Representatives are available 24 hour 7 days a
week.
Hurricane Reimbursement Policy
Renter will be reimbursed by Travel Guard if:
1. A named storm is going to be making landfall in or near Galveston,
requiring a mandatory evacuation called by the City of Galveston
AND/OR
2. The contracted property is or becomes inaccessible or uninhabitable.
CANCELLATIONS AND REFUNDS
Unforeseen emergencies do occur. We will always work with you. Please review
our cancellation and refund policies. All cancellations must be in writing
and delivered to our office. If you cancel more than 30 days from your
arrival date you will receive a full refund less $125.00 ($75.00
cancellation fee and the $50.00 reservation processing fee).
If you cancel less than 30 days from your arrival date and
you have Travel insurance please call the insurance company first to see if
you are covered. If you are not covered Castaways Resort Properties will
refund only if the property is re-rented for the same time period. Once your
reservation is confirmed with advance payment, cancellations, date changes
or switching of accommodations will invoke the cancellation policy.
If circumstances require Castaways Resort Properties
reserves the right to substitute comparable accommodations. If comparable
accommodations are not available, then guest may choose from available
properties at the published rate or a rental refund.
RESERVATION CHANGES
A service fee of $25.00 will be charged any time changes are made to a
confirmed reservation.
NEW CONSTRUCTION
New construction is a way of life on the west end of the island. If rental
property you are staying in is next to or close to a project or construction
site, Castaways, if requested, will attempt to contact the contractor and
see if they will work with us to reduce the noise, area cleanliness or
possibly adjusting start times. Refunds or relocations WILL NOT be
made due to a project or construction of any kind.
SIGHT UNSEEN RENTALS
Castaways Resort Properties provides web site access with static pictures,
and definitive information as well as rental agents who are trained to
provide this information accurately and on a consistent basis. Castaways
Resort Properties, its homeowners or agents will not be held liable for
reservations made sight unseen. If upon arrival the property does not meet
your expectations, refunds or relocation will NOT be made.
REPAIRS
There will be NO refunds or prorated rental amounts due to appliance
or mechanical failures (including hot tubs and fireplaces). Report all
problems immediately and a service technician will be dispatched as soon as
possible. Major malfunctions will be handled on a case-by-case basis.
KEYS AND LOCKOUTS
A maximum of two sets of keys will be issued at check in. Keys not returned
at check out will be charged $25.00 per set. If you find yourself locked out
of your rental property after hours, please call our office and an agent
will be dispatched to unlock the unit. Lockouts will be charged $50.00 and
will be paid directly to the responding agent at the time of service. Lost
fishing pier keys will be charged $75.00.
TELEPHONES
Telephones are available in some properties. All long distance calls must be
placed on a calling card. Fax and computer Internet access is available at
our office for a small fee.
LINENS AND TOWELS
Linens are provided for all properties. However, beach towels are not
provided so please plan to bring your own beach towels.
TAXES
Rental properties are subject to a State of Texas Hotel/Motel tax. The
current tax rate is 15% (already included into the published rate).
PARKING
Most subdivisions on the west end of Galveston allow four cars at each
property. Parking is not allowed on streets, lawn areas, or dunes. RVs and
campers are NOT permitted on the grounds of ANY property at any time. NO
EXCEPTIONS.
PETS
Pets are strictly prohibited without prior approval. If approved, a
non-refundable pet fee of $100 will be charged per pet (no puppies).
Unapproved pets could be grounds for termination of the rental agreement and
loss of all moneys and deposits paid. Tenant will be responsible for any pet
damage.
SMOKING
ALL homes are NON-SMOKING. The decks and outside areas are designated
smoking areas. Please be considerate and dispose of cigarette butts
properly. DO NOT leave them in the yard or on the decks or porches.
HOT TUBS
Some of our homes have hot tubs. They are chemically treated and maintained
on a weekly basis. If there is a problem with your hot tub upon arrival
please let us know immediately. There are NO rebates for hot tub
malfunctions.
GRILLING
Absolutely no grilling is allowed on decks. Please keep grills on ground
level.
GOLF CARTS
Golf carts require a permit from the City and only licensed drivers are
allowed to operate them.
Golf carts are not allowed on the beaches; they are considered motor
vehicles and motor vehicles are not allowed on West End beaches.
If you rent a golf cart from a reputable vendor, they will make sure that
your golf cart is in compliance and that you are aware of all of the rules
and regulations.
PUBLIC BEACHES
The following are NOT allowed on Galveston beaches:
Glass containers
Alcohol
Overnight camping (during the hours of 12 midnight to 5:00 am)
Bonfires and campfires unless contained in a grill or hibachi
Fireworks
IN ADDITION:
Dogs must be on a leash at ALL times and the leash cannot be longer
than 6 feet.
Swimming is not advised in rough waters. The undertow is strong and can be
dangerous to all swimmers.
Dunes are protected by state law DO NOT walk on them, drive ATVs
on them, or remove any vegetation.
